What happens if I make design changes during the build process, and how will they affect the schedule?
We understand that your ideas may evolve as the project moves forward. With weekly on-site meetings, you’ll have dedicated time to ask questions, review progress, and discuss any design changes. We’ll also review your specification sheet to ensure everything is on track. Clear communication keeps the process smooth, helps us manage changes effectively, and ensures your project progresses without unnecessary delays or surprises.
How can I trust that variation costs are fair and transparent without feeling taken advantage of?
We believe in maintaining open communication and transparency throughout the process. When a variation arises, we’ll meet with you on-site to assess the situation, discuss your options, and provide a clear breakdown of the costs before any work is carried out. Everything will be easy to understand. If a variation impacts the schedule, we’ll update the timeline and keep you informed at every stage
What if I want to bring in a subcontractor I know or have worked with on a previous project?
We’re happy to collaborate with subcontractors you trust. Many of our past projects have included client-recommended trades. It’s a simple process—we collect their details, incorporate them into our schedule, and coordinate their time on-site. The only requirement is that they are qualified professionals with the appropriate accreditation to meet industry standards.
How do you mange unforeseen delays?
A good example of how we navigate unexpected challenges is the impact of COVID-19 on material sourcing and global freight. The timber shortage made it impossible to rely on timber yards to prefabricate framing for large-scale builds. In response, we hand-crafted the frames ourselves, ensuring that every detail met our high standards.
This situation also required us to adapt the design as we built, with material shortages and rising prices forcing us to continuously adjust our approach. We carefully selected alternative materials, always striving to stay within the client’s budget while meeting the project deadline. During the GIB shortage, we made sure to purchase all GIB during lockdown and store it, carefully rotating it every few weeks to maintain its integrity. This proactive approach ensured there were no delays due to material shortages.

We’ve learned from previous experiences with supply chain disruptions, such as the global timber shortages, to always stay in close contact with our suppliers before your project begins. This proactive approach helps us identify any potential issues with stock availability or your chosen materials, allowing us to minimise delays and keep things on track.
